Bed and Breakfast Policies

• Due to Covid-19 we have implemented some new policies, especially regarding the swimming pool. Refer to our ‘Announcements’ or email Linda at stay@linwoodinn.com for the latest updates.
• All rates are subject to state and local taxes.
• Breakfast is not included.
• Reservations and rates are secured by deposit or credit card information. We accept Visa or Master Card.
• Notification of cancellation one week in advance of reservation ensures a full discount.
• A mutually acceptable arrival time must be arranged well in advance with management.
• Departure by 11:00am
• Minimum stays of three nights are required.
• Smoking is permitted outdoors only.
• We are sorry we are unable to accommodate your pets.
• We are sorry that ‘Linwood’ is not handicap accessible.

Extended Stay Rental Policies

• All rates are subject to state and local taxes.
• Reservations and rates are secured by deposit or credit card information.
• Reservations are confirmed with a 20% deposit.
• Cancellation refunds are negotiable and dependent upon the length of stay and date of notification.
• The cottage will be ready for your arrival by 3:00pm. It is helpful to know if you will arrive after dark so we can turn on the lights for you!
• Departure is at 11:00am or before. Please leave the keys where you found them.
• Minimum stays are required.
• Extended stay rates are discounted and negotiable.
• Breakfast is not included. Kitchens are in each cottage.
• We are sorry that we are unable to accommodate your pets.
• Smoking is permitted outdoors only.
• We are sorry that ‘Linwood’ accommodations are not handicap accessible.
